Last week Andrew and I had an offer accepted on a property - an upper flat in a nice part of Edinburgh, very near where Andrew used to live (Murrayfield). It's not perfect: could be bigger, could have proper views (not just of gardens and trees), could be a house not a flat, but overall it's a good set of compromises. It has a garage, and 4 bedrooms, and its own garden, and is traditional rather than modern (i.e. has nice proportions, and high ceilings).
Link to ESPC details (may expire, once we buy it!).

Proposed date of entry is 8th February. AGES away... (their daughter has to do prelims in January).

So. Under the Scottish System, an offer accepted means just that? No gazumping or gazundering? Now to sell your flat?
At the current stage, we can still withdraw from the deal without penalty (e.g. subject to survey), however unless we materially change our bid (e.g. say that we change our minds about date of entry) then I don't think that we can be gazundered or gazumped. Once missives are concluded (in a few weeks, I think), the deal is done and we both have to stick to it.
We are in the lucky position of not *having* to sell my flat before we move. The plan is to get keys to new place, smarten it up in ways that would be tricky once stuff is in, move all our stuff in, then when mine is empty, put it on the market, and then put the profit from selling it into an offset mortgage.
